How can I benefit from Home Staging?

In today’s competitive real estate market, you must make a great first impression.  Just Call Margy will optimize your home’s appeal so buyers can see themselves living in and owning the home. By creating that emotional connection, you will have a significant advantage over other homes in the market.  Only 10% of home buyers can visualize the full potential of a home on their own.  The cost of staging is always less than your first price reduction.  Do not lower your asking price by thousands of dollars without staging first!

Why should I spend money on a home I'm trying to sell?  Won't that take away from my profit?

Absolutely not. Statistics clearly prove that the money spent on staging is recouped in the final sale price. The research is clear -- you will get more money for your professionally staged home than you would from the same non-staged home.  In fact, if you make the all important decision to Just Call Margy before you list your home, you can boost your asking price because of the staging transformation.

Can I just stage my home myself?

Many people try.  Staging top to bottom is a lot of work.  It includes clearing clutter, pre-packing, rearranging, and then decorating for the buyers prospective.  Just Call Margy will save lots of your time and energy transforming your home. It is difficult to be objective our homes are like our children, we don’t always see them as others do.  We’ve gotten used to the way it looks and it is difficult emotionally to change it.

Will home staging involve using some of my own furniture and accessories?

Definitely! Just Call Margy works with as much of the client's existing furnishings as possible in order to keep cost down. The staging process might encompass rearranging, re-purposing, refurbishing or relinquishing. We will create a model home appearance yet allowing the occupants to comfortably live in the home while it is on the market.  We add or take away pieces in each room in order to complete a beautiful picture. Replacing a few outdated accessories can make a huge difference, as well as, cosmetic updates such as paint and modern fixtures.

When is the best time to have my home staged?

Staging BEFORE listing is so important.  1) A home that is beautifully staged brings a higher price, adding value to the home.  2) It puts you at rest, knowing you have done your best, 3) The home will appeal to ALL the buyers who come through; the majority come through early in the listing.  4) To avoid price reductions because a staged home sells quicker. If your house is already on the market, it's not too late to create the magic.

My house isn't worth being "professionally staged". . .

Not true.  Even spending $500 for staging services should net you thousands in return and speed up the sale based upon statistical data.

Doesn't a vacant home look more appealing and spacious than a staged home?

No, this is not true.  Vacant homes sell much slower than staged homes as they appear sterile, cold and uninviting. Buyers tend to focus on the negatives as it is difficult to envision the potential of a vacant home.  By placing furniture and accessories well, the space becomes warm and inviting and actually helps a room appear larger and more spacious. Staged homes sell for more and in half the time than homes that are not staged. Just Call Margy Staging can furnish your home with our inventory or by using local furniture vendors.
